Poor Performance with Unity Editor

I just created my first NAS with unraid, I am testing the usability of using it as working drive for my unity projects (Unity Editor 2018.4.20f1). I copied files to the NAS shared folder and pointed Unity to open the files. Opening the unity files is in an unusable state either taking ages or failing to load at all. 

 

I have been scouring the internet to figure out how to fix the issue. I am stumped. I am worried that this is random reads and write that is the root of the problem.

    3. Adjust your preference.
