Mini ITX Budget VM/Gaming build - help needed

I have been going back and forth on doing an unraid build for a while now. My current setup is a Synology DS718+ with additional RAM that I run a handful of docker containers on that I manage through portainer and docker compose files. I ultimately use that nas as a backup device and to run the docker containers on. 
The unraid build is something I am looking into  to potentially replace my Synology in the future but also to have something more versatile. I primarily want to use it to run VMs on to game on other devices while on the same network. I would like for it to be as small as possible that is why I was looking at a mini ITX build. I have a couple of regular 2TB HDD (3.5) laying around that could go into the build as well. I would like to be able to fit at least 2 regular sized drives and an SSD into the case.
Most of my other hardware is fairly dated though and I have not been building a system in a while so I am fairly overwhelmed with all the hardware choices to make. 
If possible I would like to stay < $1000 but willing to go over that if necessary.


I was hoping that someone here could help me finding the right hardware to build a system like that.

Thank you, so basically a regular gaming build and then run unraid on it?
