Windows 10 freezes after motherboard replacement

Hello everyone,

 

I've been using unraid for a few years mainly for running plex container and for safe storage. I've been testing also to setup windows 10 VM with GPU passthrough (ADM R9 280x) and it was working great until my motherboard died and I replaced it.

After the replacement the existing VM stopped working and I suggested that it is some kind of messed new and old PCI groups and VM xml files, so I installed new Windows 10 VM.

 

Initially it was working ok with virtual graphics card and I was facing black screen when I was trying to use gpu passthrough, but then I remembered to load the custom GPU BIOS file, which solved the issue with the black screen.
And now the issue I am facing is that the VM is freezing no matter if I am using virtual or passthrough graphics card.

If I start it with the R9 280x GPU passthrough it will freeze on the UNRAID boot logo, right before the Windows login screen shows up.

If I start it with VNC graphics card Windows will boot and it will freeze right after login.

What I noticed also is that when it freezes one CPU core goes to 100% (all 6 cores are pinned to the VM).

 

I've followed spaceinvader videos, double checked and played with the BIOS config, VM config, unraid IOMMU groups, PCIe ACS override, syslinux.cfg file, but I am not able to solve the issue.
I would appreciate any help or advise as I am struggling with this a week and I am out of ideas.
