I'm a beginner in the world of unRAID. I just ordered my new server. 
Here are the components with which it will be built.

With this one, I would like to have a Plex server, and some VMs (Windows 10, SteamOs, MacOS and Linux)

    I assume this isn't your first PC build as you are opting for water cooling? Do you plan any discreet video cards for your VM's? OSX can be picky about GPU's so choose wisely. Have you found anyone already using that motherboard on the forums?

    I already have a NVidia GeForce GTX 960.

    The Asus Z270 yes, but not specifically the Z270F.
