Win10 GPU Passthrough - Out of Video Memory

Im not sure whats going on and hoping you guys might be able to help me out. I am running Unraid 6.9.2 with a Win10 VM and GPU Passthrough. I have 2 video cards in my system - GeForce 1060 dedicated to unraid and a GeForce 2070 for just the VM. It has 8GB of ram on the GPU - 16GB Ram for VM. When I run a game "Night of the Dead" GPU-Z shows ram on it at about 6GB not 8. I also have plenty of system ram free as well. But it always crashes with this video memory error.

 

Out of video memory trying to allocate a texture! Make sure your video card has the minimum required memory, try lowering the resolution and/or closing other applications that are running. Exiting...

 

If i knock the graphics WAY down I can get it to run. Is this something due to me doing the GPU Passthrough in a VM? Don't know if it matters but I've noticed it isn't passing through the audio portion even though its selected but it was doing that as well with the 1060 before adding this one. I haven't had this issue before this game so it's possible its just this game but figured I would check.

Did you have any luck figuring this out?  I have a RTX 3070 and things were working fine for a long time but I rebuilt my server and VM and now I'm running into this.  Grrr....
