Solutions

  1. JamesDaMan's post in Can't boot 6.10.0-RC2 with 128GB of memory installed.  But can boot 6.9.2 with 64GB installed.  was marked as the answer   
    Adding intel_iommu=on iommu=pt to my boot config!!!  made  6.10.0-rc5 work also
